duchy \duh-chee\ n. The territory owned or ruled by a duke or duchess. |
The Duchy Property Owners Association, Inc. (DPOA) provides for the maintenance, preservation, and architectural control of the lots and common areas described in the CC&Rs for The Duchy Airpark of Chapel Hill (The Duchy). Declared by Haw River Development LLC in 2006 (now The Duchy Development Company), the association is self-managed by a five-member homeowner-controlled board of directors. Membership in the association is automatic for property owners and is funded by a mandatory annual assessment to each sold lot ($2,900 in 2023). Annual meetings of the membership are usually held in October.
The Duchy is a gated residential community featuring 31 large lots with direct access to a private 3500' x 44' paved airstrip (5NC5) and a 2-acre pond. It is located in a lovely rural environment in Alamance County, midway between the Triangle and Triad areas of central North Carolina. This convenient location offers an easy commute to Chapel Hill, Durham, Raleigh, Burlington, and Greensboro, as well as Raleigh-Durham International Airport (RDU).
100% of the lots have been sold, and 13 have been developed with owner-occupied single family homes and attached hangars. Residents are friends as well as neighbors; we're all dukes and duchesses!
